authorization - office building

Hey guys ,

I have to quote an office building in the city tomorrow (sydney CBD) but in most cases businesses do not own the office buildings they rent them, my old mans telling me i would need written approval from building owner or im liable for lawsuits or some bull---- but he thinks the worst of any situation and panics.

so my question is a business gets me in to quote then potentially tint the windows, is it fine to just go ahead with it or do i need to be more cautious, also if there was say thermal stress and it cracked a window or several would building owner be able to sue me obviously im liable for replacement cost.

i never really thought this would be important but then again i dont want to mess with people who own large buildings in the city they have the money to destroy my life legally if they wish.

on another note , is there a common type of glass for city office buldings that i should be careful of ? laminated or dual pane ?

Single pane glass larger than 100 square feet (9.3 square meters).
Double pane glass larger than 40 square feet (3.7 square meters).
Clear glass thicker than 3/8 inch (9.5mm).
Tinted glass thicker than 1/4 inch (6mm).
Architectural shading from exterior overhangs, extensions, columns, pillars, etc.
Window framing systems of concrete, solid aluminum or solid steel.
Glass where sealant or glazing compound has hardened.
Buildings with more than 1% previous glass breakage or problems over the last two
(2) years.
Reflective glass.
Laminated glass in single pane or double pane.
Window where frame is damaged.
Architecturally odd-shaped windows (half moons, cathedral, etc.) larger than 20
square feet.
Application Not Recommended. Wired, textured or patterned glass.
Triple pane glass double pane glass in conjunction with a suspended film.
Partial applications of film to glass.
Applicators of more than one tinted or reflective film to glass.
Visible brittle, chipped, cracked or otherwise damaged glass.
Glass blocks.

What he says. If you dont know the technical differences and problems with all of the above you should not be installing film on flat glass.
If you have regular film supplier they should answer any queries and offer technical training before you offer such services.

In answer to the legal position. I would think only a study of your clients Lease agreement could show who is responsible.
I dont know the laws in Aus but in the UK most leases make the tennent responsible for upkeep, maintenance and damage so if they accept your survey and warnings about thermal stress then they are responsible to the owners.
But if a proper survey is done and the proper film applied then it is extremely unlikely that there will be an issue anyway.
