Conflict of interest? I don't know what to do...

Hi guys!

I need to move to another location, because the area I'm in right now is absolutely horrible for walk-in's. I looked at a building today on one of the busiest roads in town, and it was perfect! The only problem is the 3 bays next door are occupied by a car audio, performance, and mobile entertaining shop. Upon further investigation I found out they are doing tinting. But very little. They knew right away who I was, and were suprisingly, extremely rude, and said " there's no way you could lease that shop next door. I just can't see them letting you have it!" So, now I'm angry, because this guy also was in my shop hunting for prices last week, and pretending he didn't have a clue about tinting. Now he knows I caught him by chance, and seems to be freaking out that I want to re-locate next to him. I have to move to a new location for my business to survive and thrive, but is this a big conflict of interest? What do you guys think? :evileye

try to make a deal with the owner because if he ain't doing too much tinting it might be beneficial to him to just let you move in and he won't have to worry about paying a tinter, he should know that he'll make up the lost income off feeding off you customers for audio and performance stuff. If not fukem

I tied in with a audio shop right accross the street from me.

I put their displays in my showroom, they put mine in theirs. ( that sounds bad)

I get about 2-5 cars a week from them and I send them 2-3 a week average.

just bring them a pizza and ask if they want to deal on something.

I am in the same shop as audio guys. I do well but I think it was a bad move.I am limited to what I can do.if you want to do more than tint than find some other place.that shop sounds like it will be a hard sale ! invest your $ smart ! dont let your temper have you make a bad move ! :beer

If the owner of the building didn't build a non-compete clause into this guy's lease then he is SOL. I had a similar situation when I wanted to move my detail shop into an automotive only plaza and my main competitor is also located there. The owners of the building had absolutely no problem with it as long as I paid my lease every month. We didn't end up moving there because this guy has been there 15 years so if I moved in I am sure we would have been forced into a price war but you don't do any of the things these guys do as their main business. They only tint to keep their guys busy when there isn't any other work so I would say GO FOR IT. Good Luck with the new shop!

so I get a call from the lease agent and he says hes been getting calls from this guy all morning all pissed off that we were looking at this shop space and how he does a butload of tint and he wont stand for it.... hes been calling and leaving messages, I stopped by his shop yesterday it is huge for a new guy three jumbo bays and a huge showroom plus offices in the rear, so I notice two boxes in the corner there tint boxes and I ask if they do there own tinting... oh yah we have a specialist OHHHH a specialist what the hell is that and were is he oh hes only here when we need him he s a buddy who I went to school with... so this SPECIALIST is at home playing video games until you guys need him wow thats a but load of tinting alright. Sorry to gripe but this guy has pissed me off, the way hes done business, heres the best part the leaser tells me this guy is mad but he hasn't paid his rent ( open 4 weeks) so he could be out soon anyway...

Thanks for all the advice from you guys. I really appreciate it you taking the time to give me your :beach . Doesn't sound like the owner will even consider me thanks to the guy next door, now. But I find out for sure on Sunday. I'll let you guys know. Thanks again!!!
