Opening new shop- Are my costs too high

Overall your costs seem pretty reasonable to me, especially if the area is ideal.

That's actually really good as far as monthly overhead in my opinion. I pay more that that. As far as rent and overhead I think you are good to go.

 

I think what you really need to look at is your start-up capital. Do you even have any? You should have several months (at least 6 in my opinion) of rent saved up (more if possible).

 

Our first year at our shop was slow but I'm not on a busy street. It was really tough, but the second year it really started to pick up. We paid our first years rent upfront.
