Shop dilemma

A bit of input would be appreciated,

I find I'm moving to a town where I do most of my work, I have been using someone else's audio shop for tinting in the last 3 years or so

Now I have a choice of two,

1 . Two doors down from where I have been working,

Needs some work to put it back original,

900 sq ft once empty,

5 year lease agreement with 3 year break clause,

On the door step from several dealers, although only do work for 2 of them and we can go to there site.

£1000 per month

2. Centre of the town , more things for customers to do, 650 sq ft just need to build a small office our selves empty shell now.

6 months commitment then rolling 30 day contract.

£500 per month

Busier industrial estate

We have two other "locations" where I cover two other towns and have the use of other people's workshops for little rent per car. We also fit flat glass film,

We are never just sat in the shop all day and come and go usually on appointment, all my customers generally find us online then call to book, it's not so much walk ins!

I'm just looking for any input to help my decision guys
